1) Definitions
• Site/Booking Engine: the booking system of this site.
• Host: Owner/manager of the accommodation.
• Guest: Person who books and/or stays.
• Main guest: Reservation holder.
• Total Price: total amount shown before payment and in the confirmation (stay, cleaning, taxes/fees if due, any extra services and any security deposit if applicable).
2) Conclusion of the contract and acceptance
By booking, the Guest agrees to these Terms and the specific conditions displayed in the checkout (including: selected rate, cancellation policy, any taxes, any deposit). The contract is concluded when the Site/Booking Engine sends the booking confirmation and/or when the payment (or payment authorization) has been successful.
3) Price, taxes and summary
The Total Price is the one indicated in the summary before confirmation and in the booking confirmation. Any local taxes/fees (e.g. tourist tax), if due, are determined by applicable law and indicated at checkout or communicated prior to arrival.
4) Rate types and cancellation policy
One of the following rates must be chosen at the time of booking:
A) Refundable Rate
1. Allows cancellation with full refund according to the free cancellation deadline indicated in checkout and confirmation.
2. The free cancellation deadline is clearly shown and may vary (e.g. 1 or 4 weeks before arrival) depending on the accommodation and the rate selected.
1. After the free cancellation deadline, the rate becomes non-refundable, unless otherwise required by law.
b) Non-refundable rate
• It allows cancellation with a full refund in a 24-hour cooling-off period ("grace period").
• After the grace period, the rate becomes non-refundable, unless otherwise required by law.
In any case, the policy and deadlines shown in the checkout and confirmation relating to that specific reservation apply.
5) Payments and debits (timing)
The payment methods and times are those indicated in the checkout and confirmation. In particular:
• Stay + cleaning: charge at the end of the free cancellation.
• Local taxes/fees: payment upon arrival if in cash or online during the Check-in procedure if by credit card.
• Security deposit / damage deposit: payment on arrival if in cash or online during the Check-in procedure if by credit card.
6) Security deposit / damage deposit
The deposit is refundable at the end of the stay, unless reasonably retained for:
• damage, shortages or necessary restorations,
• extraordinary cleaning due to improper use,
• Significant violations of house rules (e.g. smoking in the house, unregistered guests), within the permitted limits.
The return times may depend on the payment method (cash or credit card) and the technical times of the banking circuit.
7) Booking changes
Requests for changes (dates, number of guests, services) must be submitted through the Site or in writing and are effective only if accepted by the Host. Any price differences, taxes or costs resulting from the change are the responsibility of the Guest.
8) House rules, maximum number of guests and use of the accommodation
Access and overnight accommodation are only allowed to guests named in the reservation and registered at check-in. It is forbidden to exceed the maximum number of occupants or accommodate unregistered persons. The house and condominium rules communicated on the Site, in the summary, in the confirmation and/or during check-in are an integral part of the reservation.
9) Check-in and identification
Check-in is usually done in person (unless otherwise notified). Documents and data necessary for legal obligations may be requested. Refusal to identify or failure to provide the requested data may prevent the delivery of keys and access, to the extent permitted.
10) Host access during the stay
The Host or personnel in charge may access the accommodation within the limits permitted by law when reasonably necessary (emergencies, urgent maintenance, essential interventions, plausible reports), with advance notice when possible.
11) Responsibilities of the Main Guest
The Lead Guest is responsible for their own acts and omissions and those of anyone they invite or allow access to. In particular:
• return of the accommodation and equipment in decent condition (except for normal wear and tear),
• liability for damages/shortages and restoration costs caused by the group,
• compliance with current laws and rules of coexistence.
If minors are present, the Lead Guest represents that they have legal authorization to accompany them and are responsible for supervising them.
12) Force Majeure
No party shall be liable for delays or impossibility of performance due to force majeure events (disasters, measures of authority, essential interruptions not limited to the failure of the imputabili). In tali casi si applicano soluzioni ragionevoli e quanto previsto dalla politica di cancellazione, salvo norme inderogabili.
13) Applicable law and jurisdiction
Unless mandatory consumer protection rules apply, the applicable law is the law of the country in which the accommodation is located. Any dispute is subject to the jurisdiction of the court of the place where the accommodation is located.
